The Australian Bureau of Statistics (ABS) has reported a notable increase in home loan refinancing, with 65,030 loans refinanced between lenders in the March quarter of 2025, reflecting a 5.1% rise compared to the preceding quarter.

Financial experts suggest that refinancing often spikes following interest rate cuts, noting that many borrowers reconsider their mortgage options during such periods.

The last significant movement in the cash rate occurred in February, when the Reserve Bank of Australia (RBA) reduced the rate, prompting increased refinancing activity during a period characterized by competitive offers from banks.

The RBA is scheduled to meet on Tuesday to review the cash rate, potentially impacting future borrowing conditions.

Experts recommend that consumers utilize this opportunity to engage with their banks, as lowering rates can make refinancing particularly attractive.

In light of current competitive offerings, individuals are encouraged to research various banks’ rates as part of their refinancing negotiations.

As of now, three major banks offer a lowest advertised variable rate of 5.84% as a benchmark for borrowers to consider when negotiating.

In parallel with the refinancing trend, the ABS data indicates a decline in overall loan commitments, which totaled 127,108 in the March quarter.

This represents a 3.5% decline from the previous quarter, with the total value of these loan commitments also falling by 1.6%.

Notably, new owner-occupier loan commitments decreased by 3.4% during the same period, accompanied by a 2.5% reduction in their total value.

On average, these loans were valued at $660,000, $6,000 lower than in the December quarter.

Despite this decline, loan sizes have increased year-on-year across all Australian states and territories.

The national average loan size rose by 8.37% compared to March 2024, with South Australia marking the highest growth at 14.32%.

Conversely, the Australian Capital Territory saw the smallest increase at 3.35%.

Experts regard the current figures as a reflection of the broader effects of interest rate pressures, suggesting that new lending activity may rebound in future quarters as market conditions evolve.
